Why its important contractors have an integrated team in place to execute and deliver projects
When it comes to developers and builders, now more than ever they are choosing contractors who have an integrated team in place, minimising risks and mitigating project delays. One of the major roles of a developers project manager is to boost resource efficiency through the acquisition of the workforce, making sure each department works concurrently, minimising out-sourcing as much as possible.
Builders choose Edgewoods for our end-to-end service and integrated in-house process. Priding ourselves on our reputation for quality products and excellent technical expertise. Project Schedule Management
Having a project schedule timeline for all deliverables is one of the most important roles of a Project Manager. Monitoring activities and inter-relationships are vital, it helps to identify each phase and the activities assigned to all stages. A project schedule must directly align with the scope, budget and overall quality, making sure each contractor working on the development knows there schedule and activities, these must be defined, coordinated and monitored.
Recognising the need to stick to deadlines we work with project managers and builders to map out each stage so targets are met. Whether it’s working with our in-house suppliers or our manufacturing department, we keep track of all internal progress making sure that our installation team can fit our quality timber flooring on time meeting deadlines and optimizing efficiency with all parties.
Cost Management
When builders establish their initial budget they look at the required scope of work, the target demographic, design quality as well as the current market conditions. Managing a development budget can be complicated with unexpected costs and problems arising. A builders ultimate goal is to achieve the developer’s program requirements within the budget and timeframe needed. Edgewoods works with builders to produce flooring that fits their design and price requirements.
With quick access to some of the most popular and high-quality wood floors through our supply partnerships, we have access to a high volume of stock. Our manufacturing team has the ability to customise these boards in the form of colour, grain, thickness, finishes or base layer construction. Creating a bespoke timber floor does not cost any more and will not delay any projects timeline; in fact, we can turn around samples in two weeks.
Having the ability to adjust timber boards to suit specifications allows us to refine the thickness of the boards to fit into any development, without compromising on the quality. Adapting the thickness of the top layer does not mean a reduction in calibre, performance, structure or stability. Therefore, our engineered boards come in a range of 2mm, 3mm, 4mm and 6mm.
When builders design their budget they look at value analysis and program adaption. Timber flooring can have an impact on any development due to its warmth, versatility and luxury appeal. With value-adding finishes and design elements which have an instant impression on the ambience of the room, its no wonder builders are working with Edgewoods to create the perfect finishes that fit within their design and budget needs.
